Trigate is located on the Hagley Road West, equidistant between Junction 3 of M5 and Birmingham City Centre.
Totalling 71,000 sq ft and consisting of 3 wings of offices on 6 upper floors, there is a small amount of ground floor retail.
The building was originally the Headquarters of Albright & Wilson and was a tired 1970s looking brick building. We over clad it with a modern fenestration system which transformed the building to the modern looking edifice that it is today.
As always is our aim we have radically improved the reception area, WCs and lift lobbies to enhance the visitor experience and have developed a good quality air conditioned specification for the office suites themselves.
When the building was acquired there were tenants who were not a benefit to the building and through active management, surrenders and other legal means these tenants were removed.
A Nurton Group Serviced Office operator known as Flexibase was installed and has grown to occupy approximately 16,000 sq ft of the building from where we actively manage not just the surrounding office space but also all space within the building. The serviced office operation is currently operating to full capacity. Trigate has historically enjoyed long term occupancy levels of in excess of 85%.
Within three years of Nurton taking ownership of the building the income had more than doubled based on attracting new tenants and improving the rental tone.
