Two Colmore Square is Nurton Developments landmark asset management project.
The building is ideally located in Colmore Square with direct linkages onto the most important street in Birmingham, Colmore Row, and within easy walking distance of Birmingham’s three stations, New Street, Snowhill and Moor Street. The new Metro link also runs adjacent to the property.
The building benefitted from an exciting and state of the art refurbishment which bought a tired and dilapidated secondary building very much up to the most modern standards and whilst doing so achieved a BREAM excellent award and an EPC rating of B.
Much of this was achieved through the construction period where the curtain walling was removed and replaced with a new fully glazed Shuko system, lifts were replaced, reception area completely remodelled including comprehensive demolition and restructuring of the area.
The extent of the intervention was recognised when Two Colmore Square won both Property Week and British Council of Offices Awards for its refurbishment.
An innovative letting strategy has subsequently been developed where a show suite has been available for prospective tenants to view in the traditional way, whilst much of the space has been kept as shell and core. This enables a future occupier to be intimately involved in the design and specification of their own space and saves up to 25% on their Category B fit out by avoiding the costly and often unnecessary reworking of a Category A fit out when the Category B is undertaken later.
The owning LLP has benefitted from substantial BPRA allowances through the course of ownership of this building. Indeed we have been able to pass BPRA savings on Category B down to certain types of occupier within the building.
This approach to the fitting out of the building is generally acclaimed to be innovative and effective and has won us extensive peer commendation.
Current occupiers include Jacobs Engineering, Shoosmiths, Handelsbanken and BPP University. The ground floor across Two Colmore Square and Canon House features a good selection of top quality retailers including TSB, Snow & Rock, Sainsburys and Philpotts.
