A £3.65m/£X psf off-market acquisition of 4 Temple Row offices from a residential developer in October 2015, made us second time owners of the c.26,000 sq ft building formerly known as Aspect Court. The upper office floors were entirely vacant and in poor condition, however the ground floor retail units were fully let. A £2.46m/£X psf refurbishment included extensive enhancements to the offices & communal areas including refit of windows, lifts and a new statement reception. Asset management of the retail existing tenants enabled us to take back an area of basement to increase the occupier amenity offering including showers and bike storage facilities. Once fully let the building will be sold.
