A £5.5m/£113 psf off-market acquisition in a JV from a corporate occupier in late 2015, the building previously known as Wireless House was only 20 per cent let. Built in the early 1980’s, a £2.75m/£71psf comprehensive refurbishment of all vacant space, common areas and the facade, enabled a previously closed atrium to be opened up to create a statement reception and point of arrival. Two occupiers swiftly signed up and the investment was sold to a Local Authority in July 2018 for £14.3m deriving an IRR of 19.2% pa. over the 3-year hold period.
